How Does a Commercial HVAC System Work?

HVAC is short for Heating, Ventilating and Air Conditioning. HVAC systems work to control the temperature, humidity and air quality within a commercial building to provide a comfortable and clean environment.

  • Heating systems use water, radiator coils, or a gas system to heat the air in the building.
  • Ventilation systems work by filtering contaminated air out of the building. Fans also circulate the internal air.  Without proper ventilation, your building may have odors, mold and possibly unsafe airborne particles like the Covid-19 virus.
  • Air Conditioning systems lower the temperature by passing air through water-cooled or refrigeration systems, which also removes excess moisture from the air during the process.

How Many Types of Commercial HVAC Systems Are There?

1. Single Split HVAC Systems

Single split HVAC systems are designed for a single space and are the most popular and affordable units for smaller commercial buildings such as small offices, commercial shops, server rooms, and restaurants. Each system has an indoor unit that cools or heats ambient air with a heat exchanger, plus an outdoor unit that dissipates the heat and lets refrigerant flow back into the indoor unit. A standard thermostat controls the system.

PROS:

      • Least expensive system to install
      • If you have more than one system, one unit breaks, the other unit(s) will continue to work

CONS:

      • Takes up more space outside because you need one external unit for every internal unit

2. Multi-split HVAC Systems

Multi-split HVAC systems are often used in commercial buildings with large rooms, several stories, and/or different climate zones. The system allows you to connect up to nine indoor units to just one large outdoor unit, providing the opportunity to control the temperature on a room by room basis.

PROS:

      • Much higher energy efficiency than a single split system
      • Can condition more space without increasing the outdoor footprint

CONS:

      • Installation cost is higher than a single split system
      • The outdoor unit can be a single source of failure for up to nine spaces

3. VRF HVAC Systems

VRF HVAC systems, short for variable refrigerant flow systems, or VRV (variable refrigerant volume) systems are best for larger office buildings, hotels, or retail spaces. These systems come with either a heat pump that can provide hot or cold air, or a heat recovery system that can provide heating and cooling to different rooms at once by delivering warm air extracted from one part of the building in the process of cooling the air to another part of the building in need of the warm air.
